Positioned between Yas and Saadiyat Islands, Fahid Island is Aldar’s new $11bn wellness island currently taking shape in Abu Dhabi.

As one of the emirate’s newest residential masterplans, Fahid is at a much earlier stage of development than established locations such as Yas, Saadiyat and Al Reem.

Fahid Island is a 2.7 million sqm natural island located between Yas and Saadiyat Islands. Aldar unveiled the $11bn masterplan in 2025, with more than 6,000 homes planned across the island.

Fahid Island masterplan

Fahid is being developed as Abu Dhabi’s first coastal wellness destination, with 11km of coastline, 4.6km of beachfront and almost one million sqm of green space. The masterplan will also include walking and cycling routes, a 10km fitness corridor, hotels, retail, dining and education.

The island is being developed in phases, with the first residential handovers expected from 2029 and further communities planned into the early 2030s.

Its positioning is deliberately different to Abu Dhabi’s other major islands. Where Yas is centred around entertainment and tourism and Saadiyat around culture and luxury, Fahid’s masterplan is focused on wellness, nature and coastal living.

Fahid Island is positioned between Yas and Saadiyat Islands, with direct road access via Sheikh Khalifa bin Zayed Highway (E12), connecting it to some of Abu Dhabi’s key residential, leisure and business destinations.

The island itself is being designed around walkability, with pedestrian routes, bridges and cycling infrastructure forming part of the wider masterplan.

Why Invest in Fahid Island?

Fahid is still at an early stage of its development, meaning investors are buying into the island before its wider residential community, infrastructure and amenities are established. For those with a longer investment horizon, the opportunity is therefore closely linked to how the masterplan develops over the coming years.

Early-stage opportunity

The first residential launches only began in 2025, with initial handovers expected from 2029. This gives investors the opportunity to enter while Fahid is still in the early phases of its development, rather than once the island is established.

Aldar has partnered with King's College School Wimbledon to open the school's first international campus on Fahid Island

Scheduled to open in September 2028, the K–12 school will have capacity for 2,220 students across a 50,000 sqm campus.

For investors, the school is an important part of Fahid’s development into a residential community. International schools can influence where relocating families choose to live, particularly those looking for longer-term family homes close to education.

King’s College School Wimbledon is recognised for its academic performance, with 92% of graduates securing their first-choice university. Its Fahid campus will form part of Aldar’s wider education plans for the island, with further institutions planned in future phases.

Fahid’s main distinction is its stage of development. Unlike Yas, Saadiyat and Al Reem, it does not yet have an established residential or rental market, with the first homes expected to complete from 2029.

For investors, that means a longer-term proposition built around the delivery of Aldar’s wider masterplan and the island’s future growth as a residential community.

Risks to consider with Fahid Island

Earliest stage of all five islands

Fahid currently has no completed homes or established residential community. Buyers are investing ahead of much of the island’s infrastructure and amenities being delivered.

Longer timeframe

The first residential handovers are expected from 2029, with the wider island developing in phases beyond this. Investors should therefore be comfortable with a longer-term investment horizon.

No rental track record

There is not yet an established rental market on Fahid, making future rents and yields difficult to assess reliably until the first homes are completed.

Developing resale market

Fahid’s secondary market is still at an early stage. Investors looking to sell before completion should consider that resale demand and pricing may be less established than on mature islands.

Future supply

More than 6,000 homes are planned across Fahid. Future pricing and resale performance will depend partly on how demand keeps pace as further phases are released.

Ownership & buying on Fahid Island

Fahid Island is a designated freehold investment zone. Foreign nationals of any nationality can purchase and hold full freehold title, which is the same ownership framework as Yas, Saadiyat and Hudayriyat, without the leasehold complications found on parts of Al Reem.

Golden Visa: Most Fahid properties exceed the AED 2 million threshold for the UAE's 10-year Golden Visa.

Registration fees: Abu Dhabi charges a 2% ADM registration fee on the transaction value, half the 4% levied in Dubai. For off-plan purchases direct from Aldar, the full 2% is payable by the buyer at handover, alongside AED 1,000 for title deed issuance and developer admin fees typically between AED 500 and AED 5,000. Total acquisition costs for a direct off-plan buyer generally sit at 2.5-3% of the purchase price.

How to buy on Fahid: understanding off-plan purchases

  1. Reserve your chosen property and pay the reservation deposit
  2. Sign the Sale and Purchase Agreement (SPA) within the agreed period
  3. Make staged payments during construction in line with Aldar's payment plan. Structures vary by development, though a 60/40 split between construction and handover is typical for Aldar
  4. At completion, the remaining balance falls due and title deed is registered through DARI
