One of Abu Dhabi’s most established residential islands, Al Reem combines city living with a large apartment market and strong rental demand.

Located next to Al Maryah Island and Abu Dhabi Global Market (ADGM), the island is well positioned for professionals working in the capital’s financial and business district.

This guide looks at Al Reem’s property market, current pricing and developments, rental demand, connectivity, and what investors should consider when assessing the island.

About Al Reem Island

Al Reem Island is a 6.5 million sqm natural island just off Abu Dhabi’s mainland, developed over the past two decades into one of the capital’s largest residential communities.

Unlike a single-developer masterplan, Al Reem has been shaped by several major developers, including Aldar Properties, Modon, Tamouh and Reem Investments. Development has taken place in phases, creating a varied mix of established apartment towers, waterfront residences and newer developments still being added to the island.

The island is characterised by its high-rise waterfront skyline and city-style living, with residential neighbourhoods supported by schools, supermarkets, healthcare, restaurants and green spaces. Major destinations include Reem Mall and Reem Central Park, with Al Maryah Island and downtown Abu Dhabi also close by.

Connected to the mainland by multiple bridges, Al Reem has grown from a largely undeveloped island into an established part of Abu Dhabi, while continuing to see new residential development.

For investors, this maturity means Al Reem offers both completed properties with an existing rental market and new-build opportunities within an already established part of Abu Dhabi.

Location & connectivity on Al Reem Island

Al Reem Island sits just off Abu Dhabi's city centre, connected to the mainland by multiple road bridges. Its location provides convenient access to Al Maryah Island's financial district, Saadiyat Island and the wider city.

Destination Drive time
ADGM / Al Maryah Island ~5-10 min
Abu Dhabi Corniche ~15-20 min
Abu Dhabi city centre ~15 min
Zayed International Airport ~20-25 min
Saadiyat Island ~15 min
Yas Island ~20 min
Dubai (city centre) ~60 min

Al Reem is served by public buses, taxis and ride-hailing services, alongside Abu Dhabi's Automated Rapid Transit (ART) network, which connects Reem Mall with Marina Mall via the Corniche.

Looking ahead, Al Reem Island is a planned stop on Etihad Rail's proposed Abu Dhabi–Dubai high-speed railway, which aims to reduce travel between the two cities to approximately 30 minutes. The proposed route would also serve Yas and Saadiyat Islands, although construction and opening dates have yet to be confirmed.

Why Invest in Al Reem Island?

A Growing Financial Hub

Al Reem Island sits alongside Al Maryah Island, home to Abu Dhabi Global Market (ADGM) and major international financial institutions including BlackRock, Goldman Sachs, Morgan Stanley, J.P. Morgan and Rothschild & Co.

ADGM's workforce grew 34% year on year to more than 49,000 professionals in the first half of 2026, reflecting the continued expansion of Abu Dhabi's financial sector. With ADGM's jurisdiction extended to include Al Reem Island in 2023, the island is increasingly connected to this growing business community.

Employment-Led Rental Demand

As more international firms establish themselves in Abu Dhabi, the expanding professional workforce creates opportunities for residential landlords in nearby communities.

Al Reem's proximity to major employment centres makes it an attractive location for professionals, couples and relocating families seeking accommodation close to work. Established amenities, including Reem Mall, Repton School Abu Dhabi and healthcare facilities, further support its appeal as a long-term residential community.

Ready & Off-Plan Opportunities

Investors can choose between completed apartments with an existing rental track record and newer off-plan developments, including projects from Modon.

This provides options for buyers prioritising immediate rental income, as well as those considering longer-term investment in one of Abu Dhabi's established residential locations.

Al Reem's investment case is closely tied to Abu Dhabi's growing financial sector, combining an established residential market with access to an expanding professional workforce.

Which Abu Dhabi location is right for you?

Risks to consider

Ownership structure

Al Reem is a designated investment zone, but ownership rights can vary between developments.

Investors should confirm whether a property is freehold or leasehold and review the title documentation before purchasing.

Future supply

Al Reem has a substantial existing residential market, with further developments adding new apartments.

Additional supply could increase competition for tenants, particularly among older properties with less competitive facilities or specifications.

Service charges

Service charges vary between buildings and can materially affect net rental returns.

Investors should review current charges, historical increases and anticipated maintenance costs, particularly when considering older apartment towers.

Capital growth

Property values are influenced by market conditions, building quality and future supply.

While Al Reem benefits from an established residential market, capital appreciation is not guaranteed, and performance can differ significantly between developments.

Developer & building quality

Al Reem includes properties from multiple developers, with varying construction standards, facilities and management arrangements.

Developer track record, building condition and ongoing maintenance should form part of the due diligence process.

Currency & regional risks

For international investors, exchange-rate movements and wider regional economic or geopolitical developments can affect investment returns.

These risks are not unique to Al Reem and should be considered alongside individual property fundamentals.

Ownership & Buying on Al Reem Island

Al Reem Island is a designated investment zone, allowing foreign nationals to purchase property in Abu Dhabi. Before buying, investors should understand the ownership rights, associated fees and purchase process for their chosen development.

Ownership Structures

Properties may be held under freehold or long-term ownership rights, including usufruct arrangements of up to 99 years. These rights differ in their duration and legal terms, making it important to verify the specific ownership structure on the title documentation before purchasing.

Golden Visa Eligibility

Property investors may qualify for the UAE's 10-year Golden Visa where their qualifying real estate investment meets the AED 2 million threshold and other applicable requirements.

Eligibility depends on the property's ownership arrangements and current government criteria, so buyers should confirm their position before relying on a purchase for residency purposes.

Registration Fees

Abu Dhabi property transactions generally involve a registration fee of 2% of the purchase price, alongside any applicable administrative, developer or financing costs.

Buyers should request a full breakdown of fees and payment timings before committing, particularly as these can differ between off-plan and resale purchases.
