Is Sunningdale a good investment opportunity?

The long-term case for investing at Sunningdale is built on capital appreciation, a prime address and supply constraint.

New-build supply is almost non-existent
Only 6 new homes sold in SL5 in the last 12 months, compared to 309 resales. Only 417 new homes have been built across the postcode in five years. When new homes do reach the market, they command a 21% premium over resales. Larch Court is the only new-build apartment opportunity currently available here.

A structurally premium market
• The average sale price in SL5 is £667,114, 77% above the South East average.
• The top 25% of transactions average £1,648,855, with the highest sale reaching £18.3m.
• South East property has grown 82.1% over the past twenty years.

A market built around ownership, not renting
78.9% of SL5 housing stock is houses and 72.4% of households own their home, with an average rental age between 50-59. A relatively low percentage privately rents: 18.5%. This is small by design, keeping tenancy quality high and supply in the area low.

Desirability of the address is long-term
Ascot, Windsor, Eton and the Guards Polo Club continue to carry a premium that is increasingly recognised internationally. The area is of particular interest for those who own in London looking for a second home or investment opportunity outside of the capital.

Tom Jewell, Founder of Source Investments

"We see very few opportunities to buy in this location, never mind at this price point. Sitting between Windsor and Ascot, the address carries real meaning for buyers anywhere in the world.”

The tenant profile in Ascot & Berkshire

The SL5 rental market is unlike most commuter-belt locations. This is not a high-volume, high-turnover rental market - it is a small, high-quality one, occupied by a distinctly affluent and established renter profile.

• Most prominent renter age band: 50-59
• 48% of renter households are families
• 28% of individual renters earn over £100,000 per year
• Average gross renter income: £64,885
• Most active rental band locally: £3,750+ per month - representing 20.9% of all lets, more than double the London benchmark of 8.4%
• Only 18.5% of SL5 households are privately rented - demand is concentrated, not broad

For investors, this profile matters. Void risk is low because the pool of prospective tenants is financially resilient and tends toward longer tenancies. The rental market here selects for quality over volume — which is precisely what Larch Court is built for.

The history of Sunningdale Park

Sunningdale Park's history dates to 1798, when James William Steuart purchased the heathland around Northcote House. By 1845 the estate had extended to nearly 80 acres.

In 1890 Major William Joicey, a horse racing fan who bought the site to be close to Royal Ascot, rebuilt the walled garden and created the rockwork garden in Pulhamite stone. This is a key reason why the gardens are now Grade II Listed.

Sir Hugo Cunliffe Owen, who won The Derby in 1928, bought and remodelled the house in 1929. More recently the estate was owned by the British Government and accommodated the Civil Defence and Civil Service Colleges. The site was within the Royal Forest of Windsor until the forest's enclosure in 1813.
