As Q3 comes to an end, we're sharing a snapshot of market activity across the UK and UAE, the project's we've been working on and the latest developments at Source
Q3 in Brief
Q3 was a particularly busy quarter in the UAE, and saw the launch of our new service offering in the UK.
- Abu Dhabi saw a wave of new launches from Aldar and Modon

Market Update
In the UK, confidence remained relatively flat through Q3, with borrowing costs staying higher than many expected at the start of the year. For investors, however, this has kept the buying window open for longer, with developers more willing to negotiate on price and terms - something we have looked to capitalise on through our new Bulk Property Deals offering.
More recently, the announcement of the government's Your First Home scheme has brought renewed attention to the new-build market ahead of the October Budget, with UK housebuilder shares rising sharply following the news.
In Abu Dhabi, Q3 saw another wave of launches, with a particular concentration of new villa schemes. At the same time, new off-plan financing options from developers including Aldar and Modon are making higher-value properties more accessible by reducing the amount of capital buyers need to commit during construction.

New Projects Across the UAE

The volume of activity in Abu Dhabi made Q3 one of our busiest periods for UAE launches this year, with villas accounting for a growing share of new opportunities.
Talay at Marsa Al Saadiyat, Yas Riva Reserve and Hudayriyat's Wadeem Gardens all came to market within a relatively short period, bringing new villa stock across different locations and price points.
With several projects launching at the same time, buyers have generally had more choice than during some of the launches we saw earlier in the year. Rather than entire schemes selling through immediately, availability has remained beyond launch day.
Within individual schemes, however, we continue to see a consistent pattern: entry-level stock is typically the first to be reserved, while larger and higher-priced properties tend to remain available for longer.
Elsewhere, Al Ghadeer Gardens attracted strong interest from our clients, with its relative value and position between Abu Dhabi and Dubai proving particularly relevant to buyers.

Progress on UK Projects

Several of our existing UK projects reached important milestones during Q3.
At One Waterside in Bath, construction reached its topping-out milestone in August. We returned to site to see the latest progress, while Berkeley Group also revealed The Waterside Club, a new collection of residents' amenities coming to the development.
In Sunningdale Park, Larch Court has started welcoming its first residents, while a new one-bedroom show apartment has opened, providing a first look at the finished homes.
And in Guildford, Arch & Bloom officially launched to the wider market following its pre-launch period. Ahead of the public release, we hosted clients at the sales suite in July for an early look at the development and the wider regeneration underway.

Bulk Property Deals

One of the most significant developments for Source this quarter has been the introduction of bulk property deals.
With confidence in the UK market remaining subdued and transaction levels lower, we are seeing greater negotiating power shift towards buyers in certain parts of the new-build market.
For investors in a position to take a longer-term view, we believe this creates an opportunity. By working directly with developers we already have established relationships with, we can identify groups of units and negotiate on price, unit selection and purchase terms on behalf of multi-unit buyers.
Our first bulk opportunity was agreed with Berkeley Group at One Waterside in Bath, where we negotiated terms on a portfolio of six apartments.
The structure provides a 7%+ saving on the purchase price, alongside an estimated £110,000 SDLT saving.
We have seen good demand since introducing the first opportunity and are now assessing further bulk deals across the UK, spanning different developers, locations and property types.
Events

July was also a busy month for events.
Ahead of the public launch of Arch & Bloom, we hosted a pre-launch event at the Guildford sales suite, giving clients an opportunity to see the scheme and learn more about the wider regeneration underway.
We also held our annual summer social at the Kia Oval, in partnership with Berkeley Group, welcoming clients to a hospitality box for an afternoon of cricket with the Source and Berkeley teams.

Team Updates

There were a few milestones for the Source team this quarter.
In July, Oliver Adams joined Source as our Video & Social Media Executive, working across our weekly YouTube videos and wider social media content.
Josh Bullen, our Head of Investment UK, celebrated five years with Source this quarter, after joining the business in 2021.
We also said goodbye to our long-standing Victoria office and moved into our new home at Temple Chambers, Blackfriars. We look forward to welcoming many of our clients there over the coming months.
The Home Cloud
Our sister lettings and management company, The Home Cloud, has also had a strong quarter.
The team welcomed Lauren Ali as Property Manager, looking after its southern portfolio.
The Home Cloud was also named Best in Lettings for its postcode at the ESTAS and shortlisted for Southern Lettings Agency of the Year, while Anais Payne was shortlisted for the ESTAS People's Choice Awards 2026.
They have also launched a new Management Score: a free 2-3 minute assessment that gives landlords an indication of how well their current management setup is working and how hands-off it really is.
Looking Ahead to Q4
As we enter the final quarter of 2026, there is plenty to watch across both markets.
In the UK, the October Budget will provide greater clarity on the government's plans for the housing market. Alongside this, we'll continue assessing new projects and negotiating further bulk opportunities where we believe current market conditions provide attractive terms for investors.
Across the UAE, the launch pipeline remains active, with further opportunities expected across Abu Dhabi and Dubai before the end of the year.
