Buying at launch can offer some of the best opportunities in the UAE property market. From securing one of the most desirable units in a development to locking in early-stage pricing before subsequent releases, there can be real advantages to getting in early.
But popular launches can be incredibly competitive. We've seen developments attract enormous demand, with properties selling out in a matter of hours and brokers queuing outside sales centres overnight to secure their preferred units.
While developers we work with, such as Aldar, Modon and Sobha, each approach launches a little differently, the fundamentals of preparation remain the same.
📋 Preparing for a launch? Don't miss our pre-launch checklist at the end of this guide.
Step 1: Define your objectives and budget
Before considering a development, establish what you're looking to achieve. Are you buying as an investment, looking for a holiday home or planning to relocate to the UAE?

Your objectives will influence your choice of property. Investors may prioritise rental demand, potential returns and resale appeal, while those purchasing a home may focus more on schools, amenities, connectivity and lifestyle.
Alongside this, establish a realistic budget, considering:
- Purchase price: How much are you comfortable committing to?
- Initial payment: What deposit or down payment will be required?
- Payment plan: How much will you need to pay during construction and at completion?
- Additional costs: Have you accounted for registration fees and other expenses?
- Currency: How might exchange rate movements affect your costs?
Most UAE off-plan developments offer structured payment plans, spreading payments throughout construction, with a remaining balance typically due at handover. Understanding these commitments early will help you narrow down your options.
Step 2: Understand the market, location and developer
Once you've established your objectives and budget, the next step is to research the market you're buying into.

The UAE offers a wide range of property markets, each with different characteristics, price points and buyer demographics. In Abu Dhabi, for example, established destinations such as Yas Island and Saadiyat Island offer very different propositions from emerging communities such as Hudayriyat Island and Fahid Island.
Research the location, existing infrastructure and future masterplan, considering local demand, comparable property prices and planned amenities. The developer's track record is equally important, including their previous projects, construction quality and delivery history.

💡Top tip: If you're UK-based, visiting a developer's London office is a great way to better understand the UAE property market without having to fly over. We regularly arrange visits for our clients, giving them the opportunity to explore upcoming developments, meet the developers and discuss their options in person.
Step 3: Assess whether the property is right for you
Finding the right location and developer is only part of the decision. The next step is to assess whether the specific development and property suit your objectives.

For investors, consider the property's rental appeal, potential returns, price per square foot, ongoing costs and future resale demand, including the supply of similar properties in the area. For personal-use buyers, the layout, outdoor space, community facilities and proximity to schools or amenities may be more important.
Before committing, ask yourself:
- Does the property meet my original objectives?
- How does the price compare with similar properties?
- Am I comfortable with the expected completion date?
- What other properties could I purchase for a similar budget?
Remember, a new launch isn't automatically the best opportunity simply because it's new. It's important to compare your options and make sure the property makes sense for your individual circumstances, rather than purchasing purely because a development is attracting attention.
Step 4: Understand the registration and allocation process
Every developer handles property launches differently, so it's important to understand how buyers register their interest and how units are allocated.
Some launches involve an Expression of Interest (EOI), where buyers register their details, indicate their preferred property type and may be required to pay a deposit before sales open.
Other launches don't accept EOIs at all. In these cases, it's particularly important to communicate your preferred units and budget to your broker ahead of time, so they can work with the developer to pursue suitable allocations when sales open.
If an EOI is required, confirm:
- Payment: How much is required, and when must it be paid?
- Refund terms: Is the EOI refundable, and under what conditions?
- Allocation: How are units assigned, and does registering early provide any priority?
- Next steps: What happens if you're successful, or your preferred unit isn't available?
Remember, submitting an EOI doesn't guarantee you'll secure a property, and allocation procedures vary between developers.
Step 5: Get everything ready for launch day
Once you've submitted your EOI and understand the developer's allocation process, there are three things worth preparing ahead of launch day:

1. Documentation
Have a valid passport copy, contact details and residential address ready, along with your Emirates ID if applicable. It's also worth starting to prepare proof of funds or proof of deposit documentation, so this can be provided to the developer when requested. Additional requirements may apply, particularly if you're purchasing through a company.
2. Finances
Confirm how and when initial payments must be made, and ensure you have the necessary funds available. If purchasing from overseas, allow for international transfer times and currency conversion.
3. Property preferences
Review available floorplans and masterplans to identify your preferred units and suitable alternatives, considering layout, views, floor level and position within the development.
Don't overlook smaller decisions, either. Some Aldar launches, for example, offer a choice of light or dark interior colour schemes. Having a preference in mind beforehand can save valuable time when securing a unit.
Step 6: Secure your unit
Launch day can look very different depending on the developer. Some hold dedicated sales events, while others release inventory through their sales teams or online platforms.

Once sales open, units may be allocated according to the developer's specific process, which could involve registration priority, appointment slots or other allocation arrangements. Popular property types - particularly studios and one-bedroom apartments - can be snapped up quickly, so it's important to be ready to act.
If your preferred unit becomes available, you'll typically need to confirm your selection and complete the required reservation steps within the developer's timeframe. Depending on the launch, this may involve signing a reservation form or making an initial payment.
If you miss out on your first choice, don't feel pressured to secure something unsuitable. Additional units or later phases may become available, although there's no guarantee of the same pricing or availability.
💡 Top tip: Working with an experienced broker who has strong developer relationships can make a real difference on launch day. They'll understand how allocations are being managed, communicate your preferences directly to the developer and help you secure your preferred unit where possible.
Step 7: Complete your Sale and Purchase Agreement (SPA)
Once you've secured your unit at launch, the next step is to formalise your purchase by completing your Sale and Purchase Agreement (SPA).
This is the contract between you and the developer, confirming the property details, agreed purchase price, payment schedule and expected completion date. Make sure you review it carefully and understand your obligations before signing.
From here, the purchasing process will typically involve:
- Property registration:Â Your purchase will need to be registered with the relevant authority, with any applicable fees paid. This is often arranged by the developer, who will advise you on the process and request payment where required.
- Construction payments: Making instalments in line with the agreed payment plan as the development progresses.
- Progress updates: Keeping track of construction milestones and any updates to the expected completion timeline.
With off-plan properties often several years from completion, it's important to plan for the full payment schedule, rather than focusing solely on the initial deposit and reservation.
So there you have it. Seven steps to help you approach your next UAE property launch with confidence, rather than scrambling at the last minute.
Launch days can move quickly, and while there's no guarantee you'll secure your first-choice property, being well prepared and having the right people in your corner can make all the difference.
